Paul Kowalenko is a veteran timeshare owner.   Imagine his surprise when he learned of a better way to buy premium resort properties.

Timeshares may be the saving grace of the resort industry in this time of economic turmoil, but what you might not know is there is a more convenient, easy, and affordable way to find your timeshare vacation haven – direct resales!

Kowalenko of Calgary, in fact, was so impressed with direct resales that he not only bought his fifth timeshare using this method but he also decided to partner up with the US wholesaler and created Imagine Timesharing Ltd.  to promote the product here in Canada.

“Just like buying our homes, there are two ways to buy timeshares,” says Kowalenko, “either new or pre-owned, and I have done them both.”

The most common way to purchase a new timeshare is by attending a developer’s onsite presentation, which many times is designed to be a high-pressure sales pitch.

“That is how we bought our first two timeshares, including a houseboat on Shuswap Lake,” he recalls.   “The pressure was on, and it seemed that ‘no’ and ‘tomorrow’ weren’t options.   Despite the sales process, and the high prices, I’m very glad we bought both—the vacations have been incredible.”

 The other method to purchase a timeshare is buying pre-owned, either by broker or for-sale-by¬owner.

“Going through a broker has some advantages but it can be a frustrating venture dealing with go-betweens,” Kowalenko says. “We bought two premium timeshares through brokers and saved 70 per cent of the developer’s retail price,” he states, “but broker fees range between 20 to 30 per cent of the list price, so a lot of your money isn’t purchasing vacation time at all.”

For-sale-by-owner, or FSBO, is essentially ‘buyer beware’. Like the FSBO housing market, you deal directly with the owner, which is both the strength and weakness of the method.  “One thing is for sure,” says Paul, “it can get very personal so you better do your due diligence, and have good legal help for the transfer.”

But the fourth option blends the best elements of all three of these methods to make it the easiest and least expensive way of owning a timeshare property, governed by consumer protection laws and built on personal service.

The key difference is that the direct resale company owns the properties before they list them, eliminating a host of problems around the transferring of titles and deeds to the new purchaser.  Being the property owner the company can deal directly with the buyer and offer great pricing with guaranteed title transfer.
